1. What are the inclusions of the unit? Studio-type units feature their own Comfort Room (CR), kitchen sink, and bed.

2. What are your building amenities? Our building is equipped with CCTV monitoring for added security, open spaces, and a nice lobby.

3. Is there an increase upon contract renewal? Generally, yes. There’s a 7% escalation rate upon renewal of the lease contract. However, tenants may negotiate their rent increase based on prevailing market forces at the time of renewal.

4. How much do I need to pay prior to move-in, and what is the mode of payment? Prior to move-in, payment includes a 1-month advance, a 2-month security deposit, and the pro-rated rate for the first month (Month 0, if applicable). Payments must be made through BDO bank deposits. Cash payments are strictly not allowed.

5. What do I need to bring during move-in? Bring 1 valid government ID and a copy of the deposit slips for your advance and deposit payments.

6. Is there a parking space? Limited parking is available.

7. Are utilities already included in the rental? Utilities will be billed separately based on your consumption. Actual rates from Meralco and Maynilad bills will be used for calculations.

8. Are cooking and laundry allowed? Laundry is allowed, and hanging spaces are provided for tenants to use after doing laundry in their own unit. Cooking is permitted using electric appliances such as induction cookers and rice cookers. Gas appliances are strictly prohibited for safety reasons.

9. What is the maximum occupancy of the unit? The maximum occupancy is two (2) to three (3) people per unit. Any excess occupants require permission from the management, and an additional fee of approximately Php 1,000 per excess person may be collected.

10. Is there a minimum term of the contract? Yes, we accept tenants with a minimum lease term of 6 months.
